Job Summary:
Operates the building automation systems (BAS) to monitor and control various functions of the hospital’s environmental controls, building utility systems, safety and security systems and provide technical guidance and direction to facilities personnel; makes system modifications as required.
Description of Job Responsibilities:
Operates facility equipment both locally and through the BAS to support building operations (air handlers, exhaust fans, heat exchangers, chillers, air compressors, OR temperatures, pumps, water systems, and more).
Performs initial troubleshooting and remediation of alarm conditions; makes emergency calls for support; and documents room environmental deviations, root cause, and corrective actions in event reports, as needed.
Collaborates with other technicians or daily team partner, sub-contractor, site management and staffing personnel to understand requirements and solve complex monitoring and control problems throughout the hospital.
Monitors, adjusts, troubleshoots, and services all aspects of the building automation systems in a large-scale hospital complex.
Utilizes computerized maintenance management (CMMS) to receive work orders from the hospital staff and open work orders per a called request to the Central Energy Plant.
Supports Central Energy Plant Operations - staffed 24/7 receive request for service and assist maintenance technician with technical aspects of work (thermostat replacement, clogged toilet, light replacement, small water leaks, and others).
Responsible for resetting elevators, entrapment calls for help, and coordinating vendor support for repairs.
Monitors all medical air gas systems.
Completes daily/nightly walk through of the Central Energy Plant which includes (Boiler operations and inspections, electric power generation inspections, note presence of faults on the switchgear, note presence of any leaks, etc.
).
Responds to power outages to ensure all generators are running and basic knowledge of the supervisory control and data acquisition system (SCADA) to make any changes to the electrical distribution system if needed.
Calls in the on-call technician for additional technical issues, emergent repairs, time consuming repairs, etc.
Monitors and clears the pneumatic tube system when a malfunction occurs.
Education Requirements:
High School diploma or GED or trade school diploma in a related discipline
Licensure/Certification Requirements:
If a Driver: Valid NC Driver's license
Building Automation System (BAS) Certification and experience preferred
Professional Experience Requirements:
Three (3) years of experience with maintenance and repair projects or large facility maintenance, including experience in all forms of maintenance.
Journeyman level experience.
1 or more years of experience in Building Automation Systems, plumping, HVAC, electrical preferred.
Experience in Computerized Maintenance Management System (CMMS), and ability to understand information conveyed from technicians, staff, or anything displayed on a computer screen through CMMS.
Experience in a hospital based environment or healthcare setting preferred
Knowledge of building automation system software supporting HVAC, steam, and power distribution •Trades experience of all types within the maintenance industry
Physical/Special Requirements
Lift up to 50 lbs.
Regularly climb ladders, steps, and scaffolding.
Repetitive motions: bend, stoop, squat, kneel, stretch, reach, wrist movement
Walk extensively throughout the hospital.
•Work at an accelerated pace in emergency conditions
Wear steel toe safety shoes, safety glasses, gloves, hard hats and other personal protective equipment when necessary.
Cope with demands (stressors) that are associated with the job and/or work environment.
